
Hot Tub Information For Guests


Our hot tubs are designed to help you relax and enjoy your stay, whether you’re here for a family break, fishing getaway or couples escape.
To ensure every guest has a safe, enjoyable experience, please take a moment to read our Hot Tub Information, Safety Rules and Usage Guidelines below.

Our hot tubs are professionally maintained to the highest standard between every stay and meet all relevant HSE guidance and safety standards.
​
Between each booking, hot tubs are fully drained, cleaned, sanitised, refilled, and the pH levels and chemical balances are checked and recorded. Water samples are also taken to ensure safe and hygienic use for all guests. Because hot tub water is maintained at a high temperature (typically 37–40°C), it is extremely important that all guests follow the guidance below carefully. Poor usage can quickly create an environment where bacteria such as Legionella may develop.
Before using the hot tub:
Please ensure the following before entering:

Shower before entering the hot tub

Use the toilet before entering
-
Do not wear fake tan, lotions, oils, makeup, skin creams or similar products

Ensure feet are clean and free from dirt, grass or grit
-
Dry your feet before re-entering the holiday home to reduce slipping hazards on decking and inside the property
During use:
To keep the hot tub safe and enjoyable for everyone:

Maximum occupancy must not be exceeded
-
We recommend no longer than 15 minutes in the hot tub at one time
-
No food in the hot tub
-
No smoking or vaping in or around the hot tub area
-
No glass in the hot tub - plastic cups only
-
Do not use soap, oils, bath products or any additional chemicals in the water
-
Bathers should avoid swallowing hot tub water
-
Please do not press multiple control buttons at the same time
-
Guests must not tamper with controls, settings, covers, filters, jets, temperature controls, internal systems or maintenance equipment

Please do not jump into the hot tub
Repeated pressing of buttons, altering settings, or misuse that affects the operation, cleanliness or safety of the hot tub may result in additional charges, repair costs, cleaning fees and/or loss of deposit.
Children & Health Advice:
For health and safety reasons:

Children under 5 years old are strictly not permitted to use the hot tub

Children aged 5+ must be supervised by an adult at all times

Babies and children who are not toilet trained must not use the hot tub
-
Children must not tamper with controls, settings or equipment
-
Do not use the hot tub if you have had sickness or diarrhoea within the last 7 days
-
Hot tub use is not recommended after a large meal or under the influence of alcohol or drugs
-
Pregnant women are advised not to use the hot tub
Guests use the hot tub entirely at their own risk.
Hot Tub Cover Rules:
Please take care when using the hot tub cover:

DO NOT sit, stand or place weight on the lid
-
The lid is not load-bearing and damage may result in replacement charges (average cost £450)

Please use the lifting handles only
-
Do not pull using the straps, clips or skirt
-
Always replace and secure the lid after use to maintain temperature and safety
-
Covers must not be left open or unattended
Guests are responsible for ensuring the cover is properly replaced, fully secured, or safely positioned when the hot tub is in use.
Properties are located in open and lakeside environments where weather conditions, including high winds, can change quickly.
During high winds, please ensure the cover is secured safely.
We cannot accept responsibility for lids or covers damaged, displaced or causing injury due to weather conditions where they have not been properly secured.
Any damage to covers, clips, hinges or surrounding areas caused by misuse, negligence or failure to secure the lid may result in repair charges and/or loss of deposit.
Water Levels & Maintenance:
Please help us keep the hot tub in excellent condition:

Ensure water levels remain topped up where necessary
-
The hose is usually located behind or to the side of the holiday home
-
Replace the chlorine float after use where applicable
Our maintenance team may attend during the mornings for routine hot tub checks and servicing.
Any hot tub call-outs outside of scheduled maintenance times will incur a £55.00 call-out fee.
Arrival & Departure Information:
Hot tubs are drained, cleaned and refilled between every booking. This means they may be emptied from approximately 8:30am on your departure day and prepared ready for incoming guests before 4:00pm check-in.
Please note:
Because hot tubs must be drained and refilled between stays, we cannot guarantee they will be fully up to temperature upon your arrival. Depending on weather conditions, it may take until later that evening or the following morning to reach full temperature (up to 40°C).
Liability & Guest Responsibility:
Use of the hot tub is entirely at your own risk.

As we are not present to supervise usage, Ross & Coates Luxury Breaks cannot be held responsible for accidents, injury, illness or health issues resulting from misuse or failure to follow these safety guidelines.
​
Guests will be held responsible for any damage caused during their stay.
​
Repair or replacement costs may be deducted from your security deposit, with additional charges payable where costs exceed the deposit amount.

Ross & Coates Luxury Breaks accept no liability for injury, damage or loss resulting from improper or unsafe use of the hot tub.
