BBQ Policy: BBQs at the property are strictly not for use.

Guests are also not permitted to bring or use their own BBQs during their stay. Any breach of this policy may result in action in line with our Terms and Conditions.

Important information:

Damage Deposit: Please be aware we take a £100.00 damage deposit on all bookings. This is a pre-authorised temporary hold of £100.00 which is completed on the day of check in and released back after checks. The money doesn't physically get taken (in/out) as a transaction but will hold the £100.00. Therefore this must be available on the card you pay with.

Check in/out times: Check-in is from 4pm. Early check-in is subject to availability and is only available if arranged and paid beforehand with a member of the team. To help our housekeeping team, please don't arrive or park at the holiday homes before your check in time.

Main Complex Park Passes for entertainment, bars, restaurants, activities, swimming etc: Passes are not included in our breaks. You will receive an automated email 21 days before arrival advising details on passes. Pass prices are subject to change as they are not a product of Ross and Coates Luxury Breaks and we follow pricing from the park.

‼️Please be aware that guest passes are managed entirely by Away Resorts and are separate from Ross and Coates Luxury Breaks. Away Resorts holds full liability for all guest passes. Guest passes can be purchased any time up until the weekend before your arrival.

BOOKING ACTIVITIES:

Activities can be booked online before purchasing your guest passes through us. Bookings open 21 days before your stay  and are available on a first come, first served basis, so we recommend making a note of the date and booking restaurants and activities as early as possible to avoid disappointment. Please note that bookings are released one day at a time - for example, 21 days before your arrival you can book day one of your stay, then 20 days before you can book day two, and so on.

All Away Resorts activities must be pre-booked online, and we strongly recommend booking in advance. Guest passes are required for all applicable activities.

WATER SPORTS:

For water sports, you do not need an Away Resorts guest pass. However, these activities are operated by third-party providers on the lakes and must be booked directly with them in advance.

IF YOU CHOOSE NOT TO ADD GUEST PASSES:

If you decide not to purchase guest passes, there are still plenty of options nearby to enjoy. We have a list of takeaways that deliver directly to your van or to the park gates, as well as several local pubs - including one right at the entrance to the complex that serves lovely food.

‼️A polite reminder that by booking with Ross & Coates Luxury Breaks, you are agreeing to our Terms and Conditions, which are in line with those set by Away Resorts. 

 

Any damages caused or breaches of these terms during your stay may result in:

• A fine of up to £500

• Full payment for any damages incurred

• A lifetime ban from the park and future bookings with us‼️
